TRANSACTION MANAGEMENT SERVICES; 

BEFORE GOING UNDER CONTRACT I WILL; 

  • WRITE THE CONTRACT AND SHARE WITH YOUR BUYERS FOR SIGNATURE THROUGH DOTLOOP
  • SHARE THE CONTRACT WITH THE LISTING AGENT TO HAVE THEIR SELLERS SIGN

ONCE THE CONTRACT IS FULLY EXECUTED I WILL;

  • ENTER THE DEAL INTO MY TRACKING SYSTEM (THIS KEEPS ME ON TRACK SO I DON’T MISS A BEAT!)
  • MARK PROPERTY UNDER CONTRACT IN THE MLS (SELLER SIDE ONLY)
  • MARK PROPERTY “PENDING” IN THE MLS ONCE IT’S OUT OF ATTORNEY REVIEW (SELLER SIDE ONLY)
  • REACH OUT THE OTHER AGENT TO GET CONTACT INFO FOR ANY TITLE COMPANIES, LENDERS, ATTORNEYS, AND ASSISTANTS ON THEIR END OF THE DEAL.
  • SEND OUT A WELCOME EMAIL TO ALL TRANSACTION PARTICIPANTS WITH IMPORTANT CONTRACT DATES AND ALL CONTACT INFORMATION FOR EACH MEMBER OF THE TRANSACTION TO INTRODUCE MYSELF AS YOUR TC AND CONNECT ALL PARTIES.
  • SHARE THE TITLE COMPANIES SELLER ORDER FORM WITH THE SELLER TO FILL OUT IN DOTLOOP (SELLER SIDE ONLY)
  • ORDER BUYER TITLE OR DEED PREP/SELLER PROCESSING
  • SEND A COPY OF THE CONTRACT TO THE LENDER
  • FOR A CONDO OR HOA – I TRACK DOWN AND PROVIDE THE RULES & REGS TO THE BUYER (OR IF WE HAVE THE SELLER, I MAKE SURE TO SEND A COPY TO THE BUYER AGENT AND ASK THEM TO SHARE WITH THEIR CLIENT FOR REVIEW)
  • SEND A COPY OF THE CONTRACT TO ANY ATTORNEY’S INVOLVED
  • SEND AN EMAIL TO YOUR BUYER/SELLER INTRODUCING MYSELF AS YOUR TC . THIS EMAIL ALSO HAS THE IMPORTANT CONTRACT DATES OUTLINED AND A REMINDER TO BUYERS TO TURN IN THEIR EMD BY THE DUE DATE IN THE CONTRACT. I ALSO LET THE BUYER KNOW THAT THEIR AGENT WILL BE IN CONTACT TO SCHEDULE THEIR INSPECTION
  • CHECK WITH BUYER AGENT TO MAKE SURE AN INSPECTION HAS BEEN SCHEDULED
  • REMIND AGENT WHEN THE INSPECTION PERIOD IS CLOSE TO ENDING
  • ENTER THE INSPECTION REPORT, REPAIR REQUESTS, AND SELLER RESPONSE INTO THE DOTLOOP FILE
  • REMIND THE AGENT OF WHEN THE SELLER RESPONSE IS DUE
  • SEND THE SELLER’S GUIDELINES OF WHAT THE TOWNSHIP REQUIRES  FOR CERTIFICATE OF OCCUPANCY AND HOW TO APPLY. ALSO SEND ANY AVAILABLE CHECKLISTS OF WHAT THE TOWNSHIP WILL BE INSPECTING FOR. I MAKE SURE TO URGE THEM TO DO THIS ASAP.
  • ONCE THE CERTIFICATE OF OCCUPANCY IS OBTAINED, I ADD A COPY TO THE DOTLOOP FILE AND SEND TO THE TITLE COMPANY AND OTHER AGENT.
  • ONCE TITLE COMMITMENT IS RECEIVED, I ENTER IT INTO THE DOTLOOP FILE.
  • IF THERE IS A WELL ON THE PROPERTY, IF WE HAVE THE SELLERS- I SEND YOU RECOMMENDATIONS OF COMPANIES AND ASK THEM TO HAVE WELL WATER TESTED ASAP.  IF WE HAVE THE BUYERS – I REQUEST AND ADD THE WELL CERTIFICATE TO THE DOTLOOP FILE.
  • IF THERE IS A SEPTIC SEWAGE ON THE PROPERTY, I ADD THE SEPTIC INSPECTION (IF CONDUCTED) TO THE DOTLOOP FILE.
  • IF THERE ARE SOLAR PANELS ON THE PROPERTY, I REMIND THE SELLER TO CALL AND START THE SOLAR PANEL TRANSFER PROCESS (IF WE HAVE THE SELLER, IF NOT I REMIND THE LISTING AGENT TO HAVE THEIR SELLER CALL) , REMIND THE BUYER TO CALL THE SOLAR PANEL COMPANY AND GIVE THEIR INFORMATION, DO A CREDIT CHECK, ETC. (IF WE HAVE THE BUYER, IF NOT I REMIND THE BUYER AGENT TO HAVE THEIR BUYER CALL), AND I MAKE SURE THE TITLE COMPANY GETS THE UC TRANSFER SO WE CAN CLOSE.
  • IF THERE IS AN OIL TANK ON THE PROPERTY, I REMIND THE SELLER TO REACH OUT TO THEIR OIL COMPANY TO GET A FINAL READING SO THEY CAN BE REIMBURSED FOR ANY OIL AND SUBMIT THE READING TO THE TITLE COMPANY  (ONLY IF WE HAVE THE SELLER).
  • CALCULATE AND SEND COMMISSION STATEMENT TO THE BUYER TITLE COMPANY.
  • SCHEDULE CLOSING (IF WE HAVE THE BUYER) I WILL CHECK WHAT TIME/DATE/LOCATION YOU WOULD LIKE ME TO SCHEDULE AND THAN REACH OUT TO THE TITLE COMPANY  TO SCHEDULE.
  • SEND SCHEDULING NOTICE TO YOUR CLIENT AND ASK THEM TO READ IT IN DETAIL SO THEY ARE PREPARED FOR SETTLEMENT
  • MAKE SURE ALL DOCUMENTS ARE ORGANIZED IN THE DOTLOOP FILE AND READY FOR THE COMPANIES COMPLIANCE CHECK.
  • PROVIDE THE UTILTIY COMPANIES TO THE BUYER (OR BUYER AGENT, IF WE HAVE THE SELLER) AND REMIND OUR SELLERS TO ORDER FINAL METER READINGS.
  • REVIEW PRELIM ALTA/HUD TO MAKE SURE THE CORRECT COMMISSION IS REFLECTED.
  • SEND COPY OF THE PRELIM ALTA/HUD TO YOUR CLIENT. IF IT’S A NON-CASH BUYER, I LET THEM KNOW THEIR LENDER SHOULD BE IN TOUCH TO GO OVER THE FINAL NUMBERS WITH THEM.
  • REMIND LISTING AGENT (ON LISTINGS ONLY) TO PICK UP SIGN AND LOCKBOX.
  • DRAFT AND SEND ANY ADDENDUMS NEEDED THROUGHOUT THE TRANSACTION.

ONCE THE DEAL CLOSES I WILL; 

  • ONCE THE AGENT SENDS TO ME I ENTER : COPY OF THE COMMISSION CHECK, THE MARKED UP TITLE, DEED, AND FINAL SIGNED ALTA TO THE DOTLOOP FILE.
  • MARK PROPERTY SOLD ON THE MLS (SELLERS ONLY)
